Privacy Policy

This Privacy Policy explains how the DSCR Loan Calculator at calculatedscr.xyz (“we,” “us”) handles information when you use the calculator and the “Request loan terms” form. We are committed to keeping your information private and secure.

Information we collect

• Calculator inputs. The numbers you enter (purchase price, rent, rate, etc.) are processed entirely in your browser to show results. They are not stored on our servers and are not transmitted to us unless you choose to submit the loan-terms form. If you use the “Save scenario” link, your inputs are encoded into a URL that only you control and choose to share.
• Information you submit. When you complete the loan-terms form, we collect the details you provide — your name, email, phone number, property address, any message, and your contact consent — so we can respond to your inquiry.
• Account information. If you create an account, we collect your email address and a password. Passwords are stored encrypted (hashed) by our authentication provider and are never visible to us in plain text. If you enable two-factor authentication, an authenticator (TOTP) factor is linked to your account.
• Saved scenarios. If you save a deal to your account, we store the calculator inputs you choose to save and the name you give it, associated with your account.
• Payment information. If you upgrade to Premium, your payment is processed by Stripe. We do not collect or store your full card details — Stripe handles them. We retain a Stripe customer identifier and your subscription / Premium status.
• AI Deal Analyzer. If you use the optional AI Deal Analyzer, the notes and/or screenshot you provide are sent to a third-party AI provider to extract calculator inputs. We do not store the notes or image you submit — they are sent to the provider only to generate your result — and we record only a count of how many analyses you run, to enforce usage limits. Please avoid including sensitive personal information in what you submit.
• Usage analytics. We use privacy-friendly, aggregate analytics (Vercel Web Analytics) to understand site usage. This does not use cookies, does not track you across other sites, and does not identify you personally.

How we use your information

• To respond to your inquiry and discuss DSCR loan options.
• To connect you with our preferred lender, Fast Money for Flips, so they can provide loan options for your deal.
• To create and manage your account, authenticate you, save the scenarios you choose to keep, and provide Premium features.
• To process your Premium subscription and payments.
• To operate, maintain, and improve the calculators.

How we share your information

We do not sell or rent your personal information to third parties. We share the details you submit only with:

• Our preferred lender, Fast Money for Flips, to serve your loan request.
• Service providers that help us operate the site — our authentication and database provider (Supabase), our payment processor (Stripe), our AI analysis provider (such as OpenAI, Anthropic, or Google), our form-delivery provider (Web3Forms), and our hosting and analytics provider (Vercel) — solely to provide these services to us.
• Authorities where required by law, or to protect our rights and safety.

Data security and retention

Your information is transmitted over encrypted (HTTPS) connections and stored securely, and account passwords are stored in hashed form by our authentication provider. We retain the information you submit as long as needed to respond to your inquiry, and we retain account data (including saved scenarios) until you delete it or close your account, except where longer retention is required by law.

Cookies

We use a small number of strictly necessary cookies to keep you signed in and to operate core account features. We do not use advertising or cross-site tracking cookies, and our usage analytics are cookieless.

Your choices

• Text messages: reply STOP at any time to opt out.
• Email: use the unsubscribe option or contact us to be removed.
• Your account: view, edit, or delete your saved scenarios at any time, enable or remove two-factor authentication, and contact us to delete your account entirely.
• Access or deletion: email us to request a copy or deletion of the information we hold about you.

Children’s privacy

This site is intended for adults and is not directed to children. We do not knowingly collect information from anyone under 18.

Changes to this policy

We may update this Privacy Policy from time to time. Changes take effect when posted, and the “Last updated” date above will reflect the most recent revision.
